In Vienna’s third municipal district, ARE Austrian Real Estate is developing VILLAGE IM DRITTEN as an urban neighborhood. On a site of more than eleven hectares, around 2,000 new apartments as well as highly attractive spaces for offices, businesses, retail, local services, childcare and educational facilities will be created by 2027. The green heart of the neighborhood is the central two-hectare Bert-Brecht-Park, which, with its many shade-providing trees, offers a relaxing retreat. In VILLAGE IM DRITTEN, all non-accessible roofs and some façades will be greened. In addition to a largely car-free and bicycle-friendly design, the neighborhood’s diverse range of local services contributes to short distances and therefore to the environmentally responsible use of resources.

Location
With VILLAGE IM DRITTEN, one of Europe’s most sustainable and innovative urban districts is being created. The neighborhood is characterized in particular by an energy concept spanning multiple building plots, in which climate-friendly resources are specifically utilized, distributed and stored.
By combining photovoltaic systems*, geothermal probes and heat pumps, as many local and renewable energy sources as possible are used to provide heating, cooling and electricity. All buildings are also connected to the district heating and electricity grids to ensure a reliable supply even on days with little sunshine or particularly low temperatures.
Thanks to its proximity to the St. Marx S-Bahn station, tram line 18 and other public transport services, as well as the A23 motorway connection, the PARK FLATS are very well connected to the public transport network. For example, Vienna Central Station can be reached by tram in just seven minutes.
Furthermore, the extension of tram line 18 from the U3 station Schlachthausgasse to the U2 station Stadion, scheduled for completion by autumn 2026, will create a new direct connection to the green Prater.

At the southern end of the site, the Ljuba Welitsch Promenade directly borders the newly constructed Bert-Brecht-Park. Modern shopping, leisure and dining options are available within walking distance in the ground-floor areas throughout the neighborhood and at DOCKS on Landstraßer Gürtel.
